2. Scope of Application

These Terms apply to all reservations of accommodation services made via the website, email, telephone, or other remote communication channels.

Before submitting a reservation, the Guest must review these Terms, the Privacy Policy, and, where applicable, the Internal House Rules.

3. Reservation Submission and Conclusion of Contract

The Guest, after selecting the desired accommodation, dates, room or apartment type, number of guests, and other required information, submits a reservation request or booking.

During the reservation process, the Guest must provide accurate and complete information necessary for reservation administration, including name, surname, email address, and telephone number. Where additional information is required for reservation or invoicing purposes, the Guest shall provide such information separately.

The reservation contract shall be deemed concluded when:

  • the Guest submits the reservation;
  • the Service Provider confirms it via the reservation system, email, or other clear confirmation;
  • where applicable, the required advance payment or payment authorization is received.

If payment is required for confirmation and is not received within the specified time limit, the Service Provider shall have the right not to confirm or to cancel the reservation.

4. Prices and Payment

All prices indicated on the website and during the reservation process are stated in euros.

Additional charges may apply where clearly indicated during the reservation process, such as local taxes or optional additional services.

By submitting a reservation, the Guest acknowledges that confirmation of the reservation creates an obligation to pay for the selected services. The order submission function on the website shall be clearly marked with wording indicating the obligation to pay.

Payment may be made at the time of booking or in accordance with the method and deadline specified in the reservation confirmation.

5. Modification of Reservation

If the Guest wishes to modify reservation dates, room type, number of guests, or other essential details, they must contact the Service Provider as soon as possible via email at [email protected] or by phone at +370 666 94900.

Modifications are possible only subject to availability and technical feasibility. Changes may result in a change in the service price.

The Service Provider shall not be obliged to accept modification requests where the requested conditions can no longer be fulfilled.

6. Cancellation and Refund Policy

The Guest may cancel a reservation by email at [email protected] or via another agreed communication channel. The time of cancellation shall be deemed to be the moment when the Service Provider receives a clearly identifiable cancellation notice.

Unless otherwise specified in the terms of a specific offer, rate, or promotion, the following standard cancellation policy shall apply:

  • if the reservation is cancelled 14 or more calendar days before the scheduled arrival date, 100% of the amount paid shall be refunded;
  • if cancelled less than 14 calendar days before arrival, 50% of the amount paid shall be refunded;
  • if cancelled on the day of arrival or in case of no-show, the payment shall be non-refundable;
  • if the Guest shortens the stay after arrival, the unused portion shall be non-refundable, unless otherwise agreed in writing by the Service Provider.

If different cancellation conditions are specified for a particular offer, those conditions shall prevail provided they were clearly communicated prior to booking confirmation.

Where a refund is due, it shall be made using the same payment method used for the original transaction, unless otherwise agreed between the parties.

7. Right of Withdrawal

In accordance with consumer protection legislation, the right of withdrawal within 14 days for distance contracts does not apply to accommodation services where the contract provides for a specific date or period of performance.

This does not affect the cancellation and refund conditions applicable to the Guest as set out in these Terms or specific offer conditions.

8. Obligations of the Guest

  • to provide accurate, complete, and up-to-date reservation information;
  • to make timely payment for reserved services;
  • to comply with these Terms, the Privacy Policy, and Internal House Rules;
  • to comply with on-site rules during the stay;
  • to promptly notify the Service Provider of any errors or changes in contact details.

If the Guest provides incorrect or incomplete data that prevents proper execution of the reservation, the Service Provider shall have the right to request clarification and, failing response within a reasonable period, suspend or cancel the reservation.

9. Rights and Obligations of the Service Provider

The Service Provider undertakes to provide services in accordance with the confirmed reservation, except where performance becomes impossible due to circumstances beyond its reasonable control.

In such cases, the Service Provider shall inform the Guest without undue delay and, where possible, offer an equivalent alternative. If the Guest refuses the alternative, the amount paid for the unprovided service shall be refunded.

The Service Provider reserves the right to refuse or cancel a reservation where:

  • false or misleading information has been provided;
  • payment is not received within the required timeframe;
  • the Guest abuses the system or violates applicable laws.

10. Liability

Each party shall be liable for breaches of these Terms in accordance with applicable law.

The Service Provider shall not be liable for losses resulting from inaccurate information provided by the Guest, failure to review reservation conditions, late arrival, or failure to follow instructions, except where liability cannot be excluded under applicable law.
